How do I choose a real estate agent in Florida?

Ask how many transactions they've closed in your specific area and price band, not overall. Ask how they arrive at a list price and make them show you the comparable sales. Ask what happens if the home doesn't sell in 60 days. Ask who actually answers the phone — you or an assistant. Check the licence on the Florida DBPR website, and read reviews for patterns rather than star ratings. Then judge whether they tell you things you don't want to hear; an agent who only agrees with you isn't useful.

What questions should I ask before hiring a listing agent?

What is your pricing rationale and what comparable sales support it. What specifically will you do in the first two weeks. Who takes the photographs. Will you stage, and at whose cost. How often will I get activity data, and in what form. What is your plan if we get views but no showings. How do you handle offer negotiation beyond price. And what does it cost to cancel if I'm unhappy. Vague answers to any of those are the answer.

Are you a Realtor or a real estate agent?

Both terms get used loosely. I'm a licensed Florida real estate sales associate — licence 3623732, verifiable on the Florida DBPR website — working under The Keyes Company. What should a first-time home buyer in Florida know?

How long does it take to close on a home in Florida?

Financed purchases commonly run about 30 to 45 days from contract, and cash can close considerably faster. Condo purchases can take longer if association approval or document delivery is slow. Insurance binding and appraisal are the two steps that most often push a closing date, so I start both early.

What closing costs should a Florida buyer expect?

Typically lender fees, appraisal, inspections, title and settlement charges, recording fees, documentary stamps and intangible tax on the mortgage, plus prepaid taxes and insurance. Amounts depend on price, loan type, and county. Your lender's Loan Estimate gives you the real figure early — I'll go through it with you line by line.

What is the best time of year to buy a home in Florida?

Inventory and competition shift with the season — the cooler months bring more buyers, including seasonal ones, while late summer often has less competition. The right answer depends more on your financing, timing, and the specific submarket than on the calendar. I'll show you what's actually happening in the neighborhood you're targeting.

What is the difference between pre-qualification and pre-approval?

Lenders often use the terms interchangeably, but they aren't the same. Pre-qualification is based on income, assets, debts and credit score that you report, without full documentation — nobody verifies it. Pre-approval requires that documentation and usually a credit check with a hard inquiry, so it carries far more weight with a seller. If you report your finances accurately the dollar figure is often similar, but in a competitive offer situation pre-approval is what makes you credible.

What documents do I need to apply for a mortgage?

Requirements vary by lender, but expect: pay stubs covering at least 30 days of income for each applicant; names and addresses of employers for the past two years; W-2s for the past two years; one to two years of tax returns; IRS Form 4506-T or 4506T-EZ; and two to three months of bank statements. Self-employed or with other income sources, you'll need additional proof of income. Your lender will also pull information on auto loans, student loans and credit cards, and will usually ask for more documents as underwriting progresses. Gathering these before you shop saves real time.

What does due diligence include when buying in Florida?

Five things. The inspection, where an inspector walks the home and reports on appliances, HVAC, roof and foundation. The title search, where the title company confirms nobody else can claim ownership, liens or debts against the property. Insurance, where your carrier uses the inspection findings to quote homeowners and, where required, flood coverage. The appraisal, where your lender's appraiser values the home against recent sales. And HOA approval — many Florida communities require it before closing, so the association's requirements need checking early, not late. How much earnest money should I put down in Florida?

It's negotiable and varies with price point and how competitive the situation is. A stronger deposit signals seriousness, but it's also what's at stake if you default, so it shouldn't be more than you're comfortable committing. It's held in escrow and credited to you at closing. The important part is understanding exactly which deadlines protect it — inspection, financing, association approval — and not letting one lapse.

Can I back out of a contract to buy a home in Florida?

It depends entirely on which contingencies are still open and which deadlines have passed. Inspection, financing and association approval periods each give you defined exit rights while they're live. Once they expire, walking away can put your deposit at risk. This is contract law and situation-specific — if you're considering it, talk to a real estate attorney, and talk to them before a deadline passes rather than after.

What is an appraisal gap and what happens if a home appraises low?

An appraisal gap is the difference between the contract price and the appraised value. Lenders lend against the appraisal, so a low appraisal means either the seller reduces, you cover the difference in cash, you renegotiate, or the deal ends — depending on how the financing contingency is written. In competitive markets buyers sometimes agree in advance to cover a set gap amount. Know what you've committed to before you sign it.

What is an assumable mortgage?

It's a loan a qualified buyer can take over from the seller at the seller's existing rate, which becomes valuable when current rates are higher than the original. FHA and VA loans are often assumable subject to lender approval; conventional loans usually aren't. The catch is the gap between the sale price and the remaining balance, which the buyer must cover in cash or secondary financing. Worth asking about, rarely simple.

Consistently strong: hardwood or LVP flooring, quartz countertops, open-concept kitchens, white or neutral cabinetry, a spa-like primary bath with a frameless shower and double vanity, energy-efficient systems, walk-in pantries, abundant natural light, and genuinely usable outdoor living space. Features gaining ground include arched doorways, exposed beams and brick, outdoor showers, saltwater pools, and turf yards.

What makes a Florida home look dated to buyers?

The recurring ones: popcorn ceilings and heavy wall texture, wall-to-wall carpet, dark cherry or espresso cabinetry, busy speckled granite, closed-off floor plans, ornate shiny brass fixtures, dark wood trim, heavily themed decor, and older bathrooms with glass block or tile borders. Technology gaps read as dated too — too few outlets, no smart thermostat. Several of these are cheap to fix and change how a home shows.

Do you provide professional photography for my listing?

Yes. Listing photography is handled by a professional team, not a phone camera — correct lensing, lighting and time of day genuinely change how many buyers click. Most buyers form an opinion from the first image before they read a single line of the description, so photography is the highest-leverage dollar in the entire marketing budget.

Do you offer home staging?

Yes, we have a staging team. Staging isn't about decorating to taste — it's about making rooms read correctly in photographs and feel larger in person, and de-personalizing enough that a buyer can picture their own life there. For vacant homes it matters even more, because empty rooms photograph small and buyers routinely misjudge whether their furniture fits. Can I see how many people are viewing my listing?

Yes, regularly — it's a standard part of how I market a listing, not an afterthought. I go further than most: I invite the immediate neighbors, because neighbors are often the ones who bring a friend or family member who wants into the neighborhood, and I provide catering so visitors linger instead of doing a three-minute walkthrough. A buyer who feels relaxed and stays twenty minutes is a dramatically better prospect than one who's in and out.

What are the steps to selling my home with Keyes?

What is a seller's disclosure and what must a Florida seller disclose?

Florida sellers must disclose known facts materially affecting the property's value that aren't readily observable to the buyer. In practice that covers things like prior flooding, roof leaks, sinkhole activity, structural or permit issues, and defects the seller knows about. Selling as-is doesn't remove the duty to disclose known material defects — it just signals you won't be making repairs. If you're a seller unsure whether something rises to that level, disclose it or ask an attorney.

What is a seller net sheet?

It's an estimate of what you actually walk away with — sale price minus mortgage payoff, commissions, documentary stamps, title and settlement charges, prorated taxes, association dues and any credits you've agreed to. I prepare one before we list and update it with each offer, because the highest offer is not always the highest net. Sellers who see this early make much better decisions than sellers who see it at the closing table.

What if my house doesn't sell?

Then we look at the data rather than wait. Strong views but few showings usually means price or photography. Strong showings but no offers usually means condition, or the price relative to what buyers are seeing elsewhere. Very low views usually means the listing isn't reaching the right people. Each has a different fix, and that's why I report activity numbers to you throughout instead of delivering bad news at day 90.

Should I sell to an iBuyer or a cash buyer instead?

Sometimes it's the right call — if speed and certainty genuinely matter more than price, or the home needs work you don't want to do. Understand the trade: cash and instant-offer buyers price for their own margin and risk, and fees may be deducted from the offer. Before accepting one, get a market valuation so you know precisely what convenience is costing you. I'll give you that number honestly even when the answer is that the cash offer is reasonable.

Financing and commission

Do you have an in-house mortgage team?
