Don't see your community? Reach out — I likely cover it or can refer you to a trusted agent who does.

How do I schedule a showing or a consultation?
Reach out by phone, email, or the contact form on my site and we'll set up a time that works for you — in person or virtually. There's no cost or obligation to talk through your options.
Why work with you and The Keyes Company?
The Keyes Company is one of Florida's established independent brokerages, which gives my clients strong local market access and resources. My focus is on clear communication and looking out for your interests, whether you're buying or selling. Reach out and let's talk about your goals.
How far will you travel for a client?
Farther than most agents. I routinely drive from Orlando down the southeast coast to Miami-Dade and out to the Keys, and across to Naples and Fort Myers on the west coast. If you're buying or selling anywhere in that footprint, I can be there in person. Outside it, call me anyway — I'll refer you to a Keyes agent I know and trust in that market rather than trying to cover ground I can't cover properly.
Do you work with first-time sellers?
Often. If you've never sold before, the parts that surprise people are the disclosure obligations, how inspection negotiations actually go, and how proceeds are calculated after payoff and closing costs. I walk you through the whole sequence up front, with a net sheet, so there are no surprises at the closing table.
How do I schedule a virtual tour or remote showing?
Just ask. I do live video walkthroughs for out-of-state and international buyers routinely, and I'll narrate the things a photo won't show you — road noise, ceiling height, water views, neighbor proximity, condition of the roof and systems. Many of my relocation clients buy without flying down more than once.
I'm buying from out of state and don't know anyone — can you help me get set up?
That's a large part of what I do for relocation clients. Beyond the purchase itself I can connect you with lenders, insurance agents, inspectors, movers, contractors and trades, and a property manager if the home won't be your full-time residence. Landing in a new state without a single trusted phone number is one of the harder parts of moving here, and it's the part most agents stop short of.
Can I text you a question about the Florida market?
Please do. Text 561.301.7130 any time with a question about pricing, a neighborhood, a specific listing, or where you think the market is heading, and I'll give you a straight answer — no obligation and no sales pitch attached. Some of my best client relationships started as a text from someone who wasn't ready to do anything for another year. Jacob Campbell, The Keyes Company.
How do I choose a real estate agent in Florida?
Ask how many transactions they've closed in your specific area and price band, not overall. Ask how they arrive at a list price and make them show you the comparable sales. Ask what happens if the home doesn't sell in 60 days. Ask who actually answers the phone — you or an assistant. Check the licence on the Florida DBPR website, and read reviews for patterns rather than star ratings. Then judge whether they tell you things you don't want to hear; an agent who only agrees with you isn't useful.
What questions should I ask before hiring a listing agent?
What is your pricing rationale and what comparable sales support it. What specifically will you do in the first two weeks. Who takes the photographs. Will you stage, and at whose cost. How often will I get activity data, and in what form. What is your plan if we get views but no showings. How do you handle offer negotiation beyond price. And what does it cost to cancel if I'm unhappy. Vague answers to any of those are the answer.
Are you a Realtor or a real estate agent?
Both terms get used loosely. I'm a licensed Florida real estate sales associate — licence 3623732, verifiable on the Florida DBPR website — working under The Keyes Company. Realtor is a trademarked designation for members of the National Association of Realtors, who agree to its code of ethics. The practical thing to check is the licence number and the brokerage, both of which I publish.
What if I need help somewhere outside your service area?
Give me a call anyway. I cover a wide footprint — Orlando south through the Keys and across to Naples and Fort Myers — but Florida is a big state and there are markets I can't reach in person. If yours is one of them, I'll connect you with a Keyes agent I know and trust in that market rather than stretching myself thin and doing you a disservice. The Keyes Company has agents across Florida, so the referral is to someone inside the same brokerage with the same resources behind them. I'll make the introduction and stay reachable if you want a second opinion along the way.
Can you refer me to an agent in another part of Florida?
Yes, and I'd rather do that than half-serve you at a distance. Real estate is local — knowing which street floods, which association is well run, and what a home should actually trade for takes being in that market regularly. If you're buying or selling somewhere I don't work, call me and I'll put you with a Keyes agent I'd use myself. Referral arrangements between agents are handled broker to broker and cost you nothing extra.

Service areas

Do you serve the Florida Keys?
Yes. I regularly drive the full stretch from Orlando down through the Keys, and I work with buyers and sellers in Key Largo, Tavernier, Islamorada, Layton, Duck Key, Marathon, Big Pine Key, Summerland Key, Cudjoe Key, Sugarloaf Key, and Key West. Keys purchases have their own considerations — flood zones and elevation certificates, wind and flood insurance, ROGO/building permit allocation, canal and dockage rights, and vacation-rental rules that vary by island and by city. I'll walk you through them before you write an offer. Jacob is not an insurance agent — confirm coverage, eligibility and pricing with a licensed Florida insurance agent for the specific property before you rely on any of this.
Do you help buyers in Naples, Fort Myers, and Southwest Florida?
Yes. I cover Florida's west coast including Naples, Marco Island, Bonita Springs, Estero, Fort Myers, Fort Myers Beach, Cape Coral, Sanibel, Captiva, Punta Gorda, Port Charlotte, Lehigh Acres, Golden Gate, and Ave Maria. Southwest Florida buyers often care about Gulf access, seawalls and boat lifts, post-hurricane rebuilding and flood elevation, and seasonal rental demand — all things I factor into the numbers with you.
Can you help me buy a home in Orlando or Central Florida?
Yes. I work the Orlando metro and Central Florida regularly — Orlando, Winter Park, Maitland, Winter Garden, Windermere, Dr. Phillips, Lake Nona, Ocoee, Apopka, Lake Mary, Sanford, Altamonte Springs, Casselberry, Winter Springs, Oviedo, Kissimmee, St. Cloud, Celebration, Poinciana, Davenport, Haines City, Clermont, Mount Dora, and Leesburg. Central Florida is also where a lot of short-term-rental and vacation-home investment activity happens, which I analyze on a cash-flow basis rather than a guess.
Do you cover the Space Coast and Daytona area?
Yes. I serve Volusia County and the surrounding coast — Daytona Beach, Ormond Beach, Port Orange, New Smyrna Beach, Ponce Inlet, Edgewater, DeLand, and Deltona. It's a common landing spot for buyers who want coastal Florida at a lower entry price than Palm Beach or Miami-Dade.

Buying a home

How do I buy a home in Florida?
The usual path is: get pre-approved with a lender, decide on your must-haves and budget, tour homes, make an offer, complete inspections, and close. I'll guide you through each step and represent your interests from search to closing.
What should a first-time home buyer in Florida know?
Start by getting pre-approved so you know your budget, and plan for closing costs, property taxes, insurance, and (in Florida) potential HOA or flood insurance costs. As a first-time buyer you may also qualify for assistance programs. I'll make sure you understand each step before you commit. Jacob is not an insurance agent — confirm coverage, eligibility and pricing with a licensed Florida insurance agent for the specific property before you rely on any of this.
Are there first-time home buyer programs in Florida?
Yes. Florida Housing offers programs such as down payment and closing-cost assistance, and federal loans like FHA and VA can lower your upfront costs. Eligibility depends on income, price, and loan type, and program availability can change — I can connect you with a trusted lender to see what you currently qualify for.
How much home can I afford?
It comes down to your income, monthly debts, down payment, and current interest rates — a lender can give you an exact figure with a pre-approval. I can connect you with local lenders and help you find homes that fit comfortably within your budget.
How do I get pre-approved for a mortgage?
You'll give a lender basic income, asset, and credit information, and they'll tell you how much you can borrow. Pre-approval makes your offers stronger in a competitive market. I work with local lenders and can introduce you to a few to compare.
How long does it take to close on a home in Florida?
Financed purchases commonly run about 30 to 45 days from contract, and cash can close considerably faster. Condo purchases can take longer if association approval or document delivery is slow. Insurance binding and appraisal are the two steps that most often push a closing date, so I start both early.
What closing costs should a Florida buyer expect?
Typically lender fees, appraisal, inspections, title and settlement charges, recording fees, documentary stamps and intangible tax on the mortgage, plus prepaid taxes and insurance. Amounts depend on price, loan type, and county. Your lender's Loan Estimate gives you the real figure early — I'll go through it with you line by line.
What is the best time of year to buy a home in Florida?
Inventory and competition shift with the season — the cooler months bring more buyers, including seasonal ones, while late summer often has less competition. The right answer depends more on your financing, timing, and the specific submarket than on the calendar. I'll show you what's actually happening in the neighborhood you're targeting.
What is the difference between pre-qualification and pre-approval?
Lenders often use the terms interchangeably, but they aren't the same. Pre-qualification is based on income, assets, debts and credit score that you report, without full documentation — nobody verifies it. Pre-approval requires that documentation and usually a credit check with a hard inquiry, so it carries far more weight with a seller. If you report your finances accurately the dollar figure is often similar, but in a competitive offer situation pre-approval is what makes you credible.
What documents do I need to apply for a mortgage?
Requirements vary by lender, but expect: pay stubs covering at least 30 days of income for each applicant; names and addresses of employers for the past two years; W-2s for the past two years; one to two years of tax returns; IRS Form 4506-T or 4506T-EZ; and two to three months of bank statements. Self-employed or with other income sources, you'll need additional proof of income. Your lender will also pull information on auto loans, student loans and credit cards, and will usually ask for more documents as underwriting progresses. Gathering these before you shop saves real time.
What does due diligence include when buying in Florida?
Five things. The inspection, where an inspector walks the home and reports on appliances, HVAC, roof and foundation. The title search, where the title company confirms nobody else can claim ownership, liens or debts against the property. Insurance, where your carrier uses the inspection findings to quote homeowners and, where required, flood coverage. The appraisal, where your lender's appraiser values the home against recent sales. And HOA approval — many Florida communities require it before closing, so the association's requirements need checking early, not late. Jacob is not an insurance agent — confirm coverage, eligibility and pricing with a licensed Florida insurance agent for the specific property before you rely on any of this.
How much earnest money should I put down in Florida?
It's negotiable and varies with price point and how competitive the situation is. A stronger deposit signals seriousness, but it's also what's at stake if you default, so it shouldn't be more than you're comfortable committing. It's held in escrow and credited to you at closing. The important part is understanding exactly which deadlines protect it — inspection, financing, association approval — and not letting one lapse.
Can I back out of a contract to buy a home in Florida?
It depends entirely on which contingencies are still open and which deadlines have passed. Inspection, financing and association approval periods each give you defined exit rights while they're live. Once they expire, walking away can put your deposit at risk. This is contract law and situation-specific — if you're considering it, talk to a real estate attorney, and talk to them before a deadline passes rather than after.
What is an appraisal gap and what happens if a home appraises low?
An appraisal gap is the difference between the contract price and the appraised value. Lenders lend against the appraisal, so a low appraisal means either the seller reduces, you cover the difference in cash, you renegotiate, or the deal ends — depending on how the financing contingency is written. In competitive markets buyers sometimes agree in advance to cover a set gap amount. Know what you've committed to before you sign it.
What is an assumable mortgage?
It's a loan a qualified buyer can take over from the seller at the seller's existing rate, which becomes valuable when current rates are higher than the original. FHA and VA loans are often assumable subject to lender approval; conventional loans usually aren't. The catch is the gap between the sale price and the remaining balance, which the buyer must cover in cash or secondary financing. Worth asking about, rarely simple.

Selling a home

How much is my home worth in Boynton Beach?
Your home's value depends on its location, condition, size, recent upgrades, and what comparable homes nearby have recently sold for. Online estimates are a starting point, but they often miss local details. I'll prepare a free, no-obligation comparative market analysis (CMA) based on real Boynton Beach sales so you get an accurate number.
How do I sell my house fast in South Florida?
Pricing it correctly from day one, preparing it to show well, and marketing it where buyers are looking are the biggest factors in a quick sale. I'll help you set the right price, get professional photos and full listing exposure, and handle showings and offers so you can move on your timeline.
Can I sell my house as-is in Florida?
Yes. You can sell a home as-is and let buyers know you won't be making repairs. You'll still complete the standard Florida disclosures, and I'll help you weigh as-is offers against the cost of small improvements that could raise your final price.
When is the best time of year to sell a home in Florida?
South Florida has buyers year-round, including seasonal “snowbird” demand in the cooler months. The best time really depends on your local market, your home, and your own timeline. I can show you current conditions in your neighborhood so you can decide with real data.
How much does it cost to sell a house, and what about the agent commission?
Real estate commissions in Florida aren't set by law — they're negotiable and agreed in writing before your home goes on the market. Following the 2024 industry changes, agent compensation is discussed and documented up front, so there are no surprises. I'm glad to walk through the full cost picture, including typical closing costs, for your situation.
Can I buy and sell a home at the same time?
Yes, and many South Florida homeowners do. The key is coordinating the timing of your sale and purchase and understanding your options, such as a sale contingency or bridge financing. I'll help you map out a plan so you're not caught between two closings.
How do I get a free home valuation or CMA?
Just reach out and I'll prepare a free comparative market analysis using recent sales near you — no cost and no obligation. It's the most accurate way to understand what your home could sell for today.
Should I renovate before selling my Florida home?
Usually only selectively. Cosmetic work that improves first impressions — paint, lighting, landscaping, entry door, garage door, deep cleaning — tends to return more than a full kitchen or bath remodel. Major renovations rarely return their full cost, and buyers often prefer to choose finishes themselves. I'll walk the home and tell you which specific items are worth doing and which to skip and price for instead.
What home features add the most value in Florida right now?
Consistently strong: hardwood or LVP flooring, quartz countertops, open-concept kitchens, white or neutral cabinetry, a spa-like primary bath with a frameless shower and double vanity, energy-efficient systems, walk-in pantries, abundant natural light, and genuinely usable outdoor living space. Features gaining ground include arched doorways, exposed beams and brick, outdoor showers, saltwater pools, and turf yards.
What makes a Florida home look dated to buyers?
The recurring ones: popcorn ceilings and heavy wall texture, wall-to-wall carpet, dark cherry or espresso cabinetry, busy speckled granite, closed-off floor plans, ornate shiny brass fixtures, dark wood trim, heavily themed decor, and older bathrooms with glass block or tile borders. Technology gaps read as dated too — too few outlets, no smart thermostat. Several of these are cheap to fix and change how a home shows.
Do you provide professional photography for my listing?
Yes. Listing photography is handled by a professional team, not a phone camera — correct lensing, lighting and time of day genuinely change how many buyers click. Most buyers form an opinion from the first image before they read a single line of the description, so photography is the highest-leverage dollar in the entire marketing budget.
Do you offer home staging?
Yes, we have a staging team. Staging isn't about decorating to taste — it's about making rooms read correctly in photographs and feel larger in person, and de-personalizing enough that a buyer can picture their own life there. For vacant homes it matters even more, because empty rooms photograph small and buyers routinely misjudge whether their furniture fits. I'll tell you honestly whether a given home needs full staging, a light refresh, or nothing at all.
Can I see how many people are viewing my listing?
Yes. I report on listing activity — views on the MLS and syndicated portals, saves, and showing requests — so you're not guessing about how the market is responding. That data is also the most honest pricing signal there is: strong views with no showings usually means the photos or the price are off, and strong showings with no offers usually means something about the home itself or the price. I'd rather show you the numbers and adjust early than wait sixty days.
Do you host open houses?
Yes, regularly — it's a standard part of how I market a listing, not an afterthought. I go further than most: I invite the immediate neighbors, because neighbors are often the ones who bring a friend or family member who wants into the neighborhood, and I provide catering so visitors linger instead of doing a three-minute walkthrough. A buyer who feels relaxed and stays twenty minutes is a dramatically better prospect than one who's in and out.
What marketing does The Keyes Company provide that other brokerages don't?
The Keyes Company has been in Florida real estate since 1926 — roughly a century of market cycles and relationships — and provides in-house marketing tools and reach that an independent agent can't replicate alone. For qualifying luxury homes there's Forbes Global Properties placement. On top of the brokerage's resources I use analysis tools I built myself so pricing and investment decisions come from data rather than instinct.
What happens in the first two weeks after my home is listed?
That window matters more than any other. Before launch: pricing from a real comparative market analysis, any prep or staging done, professional photography shot, and the listing written and ready. At launch: MLS and full portal syndication, Forbes Global Properties for qualifying homes, an open house scheduled with neighbors invited and catering arranged, and outreach to agents with matching buyers. Then I report the actual view and showing numbers back to you so we can react to real data rather than wait and hope.
What are the steps to selling my home with Keyes?
Five stages. Define your selling goals — we meet, assess your home's value, set a competitive list price and outline the marketing plan. Prepare your home for the market, including any staging or selective updates worth doing. List and attract buyers, with professional photography, full syndication, open houses and Forbes Global Properties for qualifying luxury homes. Review offers and move forward, weighing more than just price — financing strength, contingencies and timeline all matter. Then finalize the sale and close.
What is a seller's disclosure and what must a Florida seller disclose?
Florida sellers must disclose known facts materially affecting the property's value that aren't readily observable to the buyer. In practice that covers things like prior flooding, roof leaks, sinkhole activity, structural or permit issues, and defects the seller knows about. Selling as-is doesn't remove the duty to disclose known material defects — it just signals you won't be making repairs. If you're a seller unsure whether something rises to that level, disclose it or ask an attorney.
What is a seller net sheet?
It's an estimate of what you actually walk away with — sale price minus mortgage payoff, commissions, documentary stamps, title and settlement charges, prorated taxes, association dues and any credits you've agreed to. I prepare one before we list and update it with each offer, because the highest offer is not always the highest net. Sellers who see this early make much better decisions than sellers who see it at the closing table.
What if my house doesn't sell?
Then we look at the data rather than wait. Strong views but few showings usually means price or photography. Strong showings but no offers usually means condition, or the price relative to what buyers are seeing elsewhere. Very low views usually means the listing isn't reaching the right people. Each has a different fix, and that's why I report activity numbers to you throughout instead of delivering bad news at day 90.
Should I sell to an iBuyer or a cash buyer instead?
Sometimes it's the right call — if speed and certainty genuinely matter more than price, or the home needs work you don't want to do. Understand the trade: cash and instant-offer buyers price for their own margin and risk, and fees may be deducted from the offer. Before accepting one, get a market valuation so you know precisely what convenience is costing you. I'll give you that number honestly even when the answer is that the cash offer is reasonable.

Financing and commission

Do you have an in-house mortgage team?
Yes. Keyes has its own loan officers through Capital Partners, so financing is handled in-house rather than handed to a stranger. They walk you through pre-approval and loan options — with hundreds of programs available — and stay reachable through closing, which matters when appraisal or underwriting starts moving your closing date. Any calculator, mine included, is only an estimate; a loan officer is the only one who can tell you what you actually qualify for. These are affiliated businesses of The Keyes Company. You are never required to use any of them as a condition of buying or selling — you are free to shop and compare providers, and should. See the Affiliated Business Arrangement Disclosure on the site.
Can I make a cash offer or use a bridge loan to buy before I sell?
Yes — Keyes has a Capital Partners Cash Advantage program built for exactly that. A bridge loan or cash-offer structure lets you secure your next home without being trapped waiting on your current sale to close, which in a competitive situation can be the difference between winning a house and losing it. Whether it makes financial sense depends on your equity, rate and timeline, so run it by a loan officer before assuming. These are affiliated businesses of The Keyes Company. You are never required to use any of them as a condition of buying or selling — you are free to shop and compare providers, and should. See the Affiliated Business Arrangement Disclosure on the site.
Do you have mortgage calculators I can use?
Yes — there's a "What can I afford" calculator and a "Rent vs. Buy" calculator on my Buy page at jacobcampbell.keyes.com/buy/#calculators. Treat both as estimates. They won't know your actual insurance quote, your HOA dues, or your tax bill at the new assessed value, and in Florida those three line items can move a monthly payment by hundreds of dollars. Once you've got a rough number, the Capital Partners loan officers can turn it into a real one. Jacob is not an insurance agent — confirm coverage, eligibility and pricing with a licensed Florida insurance agent for the specific property before you rely on any of this.
Do I have to sign an agreement to work with a buyer's agent?
Yes — since the industry changes that took effect in August 2024, a written buyer representation agreement is generally required before touring homes with an agent. It sets out what the agent will do and how they're compensated, and the compensation amount is negotiable and must be a specific number, not open-ended. It's worth reading rather than skimming; I'll walk you through it line by line and answer anything before you sign.
Who pays the buyer's agent commission now?
It's negotiable, and it's been openly negotiated since the 2024 changes. Compensation can come from the seller, from the listing brokerage, from the buyer directly, or from some combination — and offers of compensation are no longer advertised through the MLS. In practice many Florida sellers still contribute, but nothing is automatic and it should be settled in writing before you're deep into a transaction. I'll be direct with you about how it's structured in any deal we work on.
How much is the real estate commission in Florida?
Commissions are not set by law and are fully negotiable — there is no standard or required rate, and any agent who tells you otherwise is wrong. It's agreed in writing before your home goes on the market, and since 2024 buyer-side compensation is negotiated separately and openly. I'm glad to walk through the full cost picture for your situation, including typical closing costs, so you can see the net rather than just the rate.

Insurance, hurricanes and flood

How much is homeowners insurance in Florida?
It varies enormously by county, distance from the coast, roof age, construction type, and elevation — two similar homes a few miles apart can quote very differently. Never assume the seller's premium carries over; the policy is rewritten for you. I tell clients to get a real quote during the inspection period, not after, so the number is confirmed while you can still renegotiate or walk. Jacob is not an insurance agent — confirm coverage, eligibility and pricing with a licensed Florida insurance agent for the specific property before you rely on any of this.
Do I need flood insurance in South Florida?
If you're financing and the home sits in a FEMA-designated high-risk flood zone, your lender will require it. Plenty of Florida homes flood outside those zones, so many owners carry it by choice. Cost depends on the flood zone, elevation certificate, and structure. I'll pull the flood zone for any property you're serious about.
What is a wind mitigation inspection and can it lower my insurance?
It's an inspection documenting features that help a home resist wind — roof shape and attachment, roof covering age, secondary water resistance, impact-rated windows and doors. Florida insurers apply credits for qualifying features, and those credits can be substantial. It's usually one of the cheapest inspections with the largest payoff. Jacob is not an insurance agent — confirm coverage, eligibility and pricing with a licensed Florida insurance agent for the specific property before you rely on any of this.
What is a four-point inspection?
It's an insurer-required look at four systems: roof, electrical, plumbing, and HVAC. It's commonly requested on older homes before a carrier will write a policy. If any of the four is at the end of its life, insurance can become expensive or unavailable — which is why I check roof and system ages early rather than at the closing table. Jacob is not an insurance agent — confirm coverage, eligibility and pricing with a licensed Florida insurance agent for the specific property before you rely on any of this.
What is Citizens Property Insurance?
Citizens is Florida's state-created insurer of last resort, intended for owners who can't find coverage in the private market. Eligibility rules change, and policyholders can be moved to a private carrier through a takeout offer. It isn't automatically cheaper and it isn't automatically the answer — it's a backstop. Talk to an insurance agent about whether it applies to a specific property before you assume either way.
Can I get insurance on a home with an older roof?
It gets harder as the roof ages, and it's one of the most common reasons a Florida deal falls apart late. Many carriers restrict or decline coverage past a certain roof age depending on material and condition, and some require a roof inspection or replacement as a condition of binding. Find this out during your inspection period — a roof problem discovered while you still have contingencies is a negotiation; discovered after, it's your problem. Jacob is not an insurance agent — confirm coverage, eligibility and pricing with a licensed Florida insurance agent for the specific property before you rely on any of this.
Do impact windows lower my insurance?
They can, sometimes substantially, because Florida insurers apply wind mitigation credits for opening protection along with roof shape, roof attachment and secondary water resistance. The credit depends on the carrier and on whether the whole envelope is protected rather than some openings. Get a wind mitigation inspection — it's inexpensive and frequently pays for itself many times over on the first premium. Jacob is not an insurance agent — confirm coverage, eligibility and pricing with a licensed Florida insurance agent for the specific property before you rely on any of this.
What is a flood zone and how do I check one?
FEMA maps flood risk into zones, and your zone drives whether a lender requires flood insurance and what it costs. You can look up any address on FEMA's Flood Map Service Center, and an elevation certificate gives a more precise picture for a specific structure. Plenty of Florida homes flood outside high-risk zones, so the zone tells you about the mandate, not the actual risk. I pull the flood zone on any property a client is serious about. Jacob is not an insurance agent — confirm coverage, eligibility and pricing with a licensed Florida insurance agent for the specific property before you rely on any of this.

Condos, HOAs and communities

Do you help with waterfront homes and condos?
Yes. South Florida has everything from oceanfront and intracoastal condos to canal-front and pool homes. These purchases come with extra considerations — insurance, HOA reserves, milestone inspections, and dock or water access — and I'll make sure you understand them before you buy.
Do you work with 55+ and active adult communities?
Yes. There are many 55-plus and active-adult communities across Palm Beach and Broward counties, each with its own amenities, fees, and rules. I'll help you compare them and find one that fits your lifestyle and budget.
What are milestone inspections and SIRS for Florida condos?
Following legislation passed after the Surfside collapse, many Florida condo buildings of three stories or more must complete structural milestone inspections and a Structural Integrity Reserve Study, and fund reserves accordingly. The practical effect for buyers is that some associations have raised dues or issued special assessments. I review the association's financials, reserves, and inspection status before you commit.
Should I buy a condo or a single-family home in Florida?
Condos usually mean a lower entry price and less exterior maintenance, but you take on association dues, rules, reserve health, and potential special assessments. Single-family gives you more control and typically easier financing, with all maintenance on you. In coastal Florida the deciding factor is often insurance and reserve exposure, not the sticker price. I'll show you both sets of numbers.
What are HOA fees like in Florida, and what do they cover?
They range from modest to substantial depending on amenities, whether the association carries the building's insurance, and how well reserves are funded. Low dues aren't automatically good — underfunded reserves often mean a special assessment later. I read the budget, reserve study, and recent meeting minutes, not just the monthly number.
What is a CDD fee?
A Community Development District fee funds the infrastructure of a newer community — roads, utilities, amenities — and appears on your property tax bill, separate from HOA dues. It's common in Central Florida and newer Southwest Florida communities. It's a real recurring cost, so I include it when comparing communities.
What is an HOA estoppel letter?
It's a document from the association stating exactly what's owed on a unit at closing — dues, assessments, fees, and whether anything is delinquent — so nothing carries over to you unexpectedly. Florida caps what associations may charge to produce it and sets a delivery timeframe. It's ordered during the transaction, and it's how you find out about a special assessment that wasn't volunteered.
Can you help me find a waterfront or Gulf-access home?
Yes — oceanfront, intracoastal, canal-front and Gulf-access across South Florida, the Keys and the west coast. The diligence is what separates a good waterfront purchase from an expensive one: seawall age and who's responsible for it, dock and lift permits, riparian rights, bridge and draft clearance if you have a vessel, flood elevation, and insurance quoted before contingencies come off.
Do you work with golf, tennis, or equestrian communities?
Yes. Keyes categorises searches by lifestyle — waterfront, gated, senior living, luxury, golf, tennis and equestrian — and I can search across all of them. The things to check in amenity communities are mandatory versus optional membership, initiation fees and whether they're refundable, capital contributions at closing, and the fee trajectory over the last few years.
Can you help me find a gated community?
Yes, and they're common across my service area. Beyond the gate itself, look at what dues actually cover, guest and vendor access procedures, reserve funding, and any rental restrictions if you might lease the home later. Gated does not automatically mean well-run — the association's financials tell you far more than the entrance does.

Taxes and closing

How do property taxes work in Florida, and what is homestead exemption?
Florida has no state income tax and funds locally through property taxes assessed by county. If the home is your permanent residence you may qualify for homestead exemption, which reduces taxable value, and Save Our Homes caps how fast assessed value can rise. Important for buyers: your taxes are based on your purchase, not the seller's capped assessment, so the prior owner's tax bill can badly understate yours. Confirm specifics with the county property appraiser.
Can I transfer my homestead savings to a new Florida home?
Florida allows portability, which lets many homeowners carry accumulated Save Our Homes benefit from a prior homestead to a new one within a set time window, subject to caps and filing requirements. It can be worth a meaningful amount, and it's frequently missed. Your county property appraiser confirms your eligibility and amount.
What is title insurance and who pays for it in Florida?
Title insurance protects against defects in ownership history — liens, errors, undisclosed heirs. Who pays is customary by county in Florida and is negotiable in the contract. It's a one-time premium at closing, and it's the reason a clean title search matters. Jacob is not an insurance agent — confirm coverage, eligibility and pricing with a licensed Florida insurance agent for the specific property before you rely on any of this.
Does a real estate attorney or a title company close the sale in Florida?
Florida permits title company closings, and that's the most common route; attorney closings are also used, particularly on complex transactions, estates, or commercial deals. The title company or attorney runs the search, issues title insurance, holds escrow and handles settlement. Who pays for owner's title insurance is customary by county and negotiable in the contract.

Investing and relocating

I'm relocating to Florida from out of state — how does that work?
I help out-of-state buyers regularly. We can tour homes virtually, I can be your eyes on the ground for in-person showings and inspections, and I'll walk you through neighborhoods, commutes, and HOA details remotely. Many relocation clients close without needing to fly down repeatedly.
Can I buy a vacation home or investment property in Florida?
Absolutely. Whether it's a seasonal getaway or a rental investment, I can help you evaluate locations, rental rules, HOA restrictions, and the numbers that make a property worth it. South Florida has a wide range of options from condos to single-family homes.
What is a good cap rate for a Florida rental property?
It depends on the market, the property type, and your financing. What matters more than a single benchmark is whether the number holds up after Florida-specific costs — insurance, HOA dues, taxes at the post-sale assessed value, and realistic vacancy. A deal that pencils at a strong cap rate on paper can fall apart once a real insurance quote comes in. I model those costs before you commit. Jacob is not an insurance agent — confirm coverage, eligibility and pricing with a licensed Florida insurance agent for the specific property before you rely on any of this.
What is rent-to-price ratio and why does it matter?
Rent-to-price ratio is monthly rent divided by purchase price, expressed as a percentage. It's a fast screen for whether a rental can cash flow before you dig into the details. It's deliberately rough — it ignores insurance, taxes, HOA, and financing — so I use it to sort candidates quickly, then run full numbers on the ones that survive.
Do you analyze investment properties and cash flow?
Yes, that's a core part of how I work. I look at rent-to-price ratio, cap rate, cash-on-cash return, appreciation trends, and Florida insurance exposure before recommending anything. I'd rather talk you out of a bad deal than sell you one — the numbers either work or they don't.
Can you help with a 1031 exchange?
I can help you identify and acquire replacement property and coordinate with your qualified intermediary and CPA on timing. The 45-day identification and 180-day closing windows are strict, so the search needs to start before your relinquished property closes. I'm not a tax advisor — your CPA or attorney confirms whether an exchange fits your situation.
Do you work with international or out-of-country buyers?
Yes. South Florida draws buyers from across Latin America, Canada, and Europe. Foreign nationals can buy property in Florida, and financing is available through lenders who specialize in it, typically with a larger down payment. There are also tax and withholding considerations at resale (FIRPTA), so I'll make sure you're talking to a CPA who handles cross-border clients before you close.
Can I buy a vacation rental or Airbnb property in Florida?
Yes, but rules vary sharply by city, county, and association — some communities allow nightly rentals, others enforce minimum lease terms, and some ban short-term rental entirely. In the Disney corridor there are whole communities zoned for it. I verify the actual rental rules in writing before you buy, because a short-term-rental model that isn't permitted is a very expensive surprise.
Do you handle corporate or military relocation?
Yes. Keyes runs personal relocation, corporate relocation, and active duty and veteran relocation programs, with nearly a century of experience moving people locally, across the country and internationally. For corporate moves a dedicated relocation associate manages the details so the employee can focus on the new role instead of the logistics. Home-finding trips and mortgage assistance are part of it.
What is the cost of living like in South Florida?
Housing, insurance and, on the coast, association dues are the line items that surprise people — Florida's lack of a state income tax is real, but insurance and HOA costs can absorb a lot of that benefit. Utility costs run higher in summer. The honest way to evaluate it is to build a full monthly figure for a specific property — mortgage, taxes at your new assessed value, a real insurance quote, association dues and utilities — rather than comparing sticker prices to where you live now. I'll build that with you. Jacob is not an insurance agent — confirm coverage, eligibility and pricing with a licensed Florida insurance agent for the specific property before you rely on any of this.
How do I transfer my out-of-state driver's licence and register to vote in Florida?
Driver licences and vehicle registration go through the Florida Department of Highway Safety and Motor Vehicles or a county tax collector office, generally within 30 days of establishing residency, and you'll need proof of identity and Florida address. Voter registration is handled by your county supervisor of elections. If you're claiming homestead exemption, establishing Florida residency properly matters — file with the county property appraiser and check their deadline.

Property types

Do you help with new construction homes?
Yes. With new construction it's important to have your own agent representing you — not just the builder's sales rep — to review contracts, upgrades, timelines, and pricing. I can represent you at no cost to you in most builder transactions.
What should I know about buying a home with a pool in Florida?
Budget for ongoing maintenance, resurfacing on a cycle, equipment replacement, and higher electricity. Florida also has residential pool safety requirements — barriers, covers, or alarms — that a home may or may not currently satisfy. Insurance can be affected too, particularly with a diving board or slide. Pools are common enough here that they're not automatically a value add; it depends on the neighborhood.
Do you work with developers on new construction projects?
Yes. Keyes has a new development division that works with developers from concept through completion on market positioning, marketing and sales strategy — not just listing finished units. For buyers, that means access to Florida's new developments and someone who understands how pre-construction contracts, deposit structures and delivery timelines actually work.
What is a short sale and how is it different from foreclosure?
In a short sale the owner sells for less than the mortgage balance and the lender agrees to accept the shortfall — the owner is still selling, but the lender must approve, which makes the timeline long and uncertain. Foreclosure is the lender taking the property through the courts. Both have credit and potential tax consequences, so anyone in that position should be talking to an attorney and a CPA alongside an agent.
Do you help buy land or vacant lots?
Yes, and it's a different diligence exercise than buying a house. You're looking at zoning and permitted use, utility availability and connection cost, septic and well versus municipal service, soil and wetlands, access and easements, impact fees, and whether the parcel is actually buildable at the size you have in mind. Plenty of Florida lots look cheap until those numbers are added up.
Do you handle commercial real estate?
Keyes has a commercial division, and I can connect you with it for retail, office, industrial, multifamily and land transactions. On the residential-investment side — small multifamily, rentals, vacation-rental property — that's work I do directly.
Do you help with foreclosures, auctions, or bank-owned homes?
Yes, with a caution: these are sold with far less information and often no inspection access, which means you're accepting condition, title and occupancy risk that a normal purchase wouldn't carry. County auction rules and deposit requirements vary and are unforgiving. They can be genuine opportunities for buyers who understand what they're taking on — and expensive lessons for those who don't. I'll tell you honestly which category you're in.
Do you help buyers purchasing sight-unseen from another country?
Yes, regularly. We do live video walkthroughs where I narrate what photos never show — road noise, ceiling height, actual water views, neighbour proximity, roof and system condition. I coordinate inspections and attend on your behalf, and can arrange remote notarisation and closing where permitted. Foreign nationals can buy in Florida, financing exists with a larger down payment, and there are tax and FIRPTA withholding considerations at resale worth discussing with a CPA early.

Representation and fair housing

What is a transaction broker in Florida?
In Florida, transaction broker is the default relationship unless something else is agreed in writing. A transaction broker provides limited representation to a buyer or seller, deals honestly and fairly, discloses known material facts affecting the property's value, accounts for all funds, and uses skill and care — but does not owe undivided loyalty to either side, so confidential information about motivation or price flexibility is not shared. Single agent representation, where full fiduciary duties are owed to one party, is also available and must be established in writing. I'll explain which relationship applies before we start working together.
Do you represent both the buyer and the seller?
Florida allows a transaction broker to work with both parties in the same transaction, with limited representation to each and confidentiality preserved on both sides. What Florida does not permit is a licensee acting as a single agent for both buyer and seller at once. If a situation arises where I'm involved with both sides, I'll disclose it clearly in writing and explain exactly what that means for you before you go any further.
Is this a good neighborhood?
I can't answer that one the way people expect, and any agent who does is taking a risk with your interests as well as their licence. Under the Fair Housing Act, agents may not steer buyers toward or away from areas based on race, colour, religion, sex, disability, familial status or national origin — and characterising neighbourhoods as good or bad frequently becomes exactly that. What I can do is give you objective, verifiable facts: recent sales and price trends, days on market, HOA rules and fees, flood zone and insurance exposure, permit history, commute times, and what's physically nearby. For schools, crime statistics and demographics I'll point you to the official sources so you can weigh them yourself against what matters to you.
What are the schools like in this area?
I'll point you to the source rather than characterise them, because school quality is closely tied to demographics and steering on that basis violates fair housing law. Florida publishes school grades through the Department of Education, each county school district publishes boundaries and choice programs, and GreatSchools and Niche aggregate ratings and parent reviews. Verify the attendance zone for a specific address directly with the district — boundaries change, and listing data is often stale. Once you've decided what you want, I'll help you find homes that fit it.
Is the crime rate high there?
I don't provide crime characterisations — fair housing rules make that territory where agents can cause real harm, and my read wouldn't be data. Local law enforcement agencies publish crime statistics, and the FBI's Crime Data Explorer aggregates reported data nationally. Look at those directly, and if it matters to you, visit the area at different times of day. I'll answer anything factual about the property itself.

Referrals, vendors and luxury

Can my home be listed on Forbes Global Properties?
If your home is priced at roughly $1 million or above, yes — that's the network's listing threshold. The Keyes Company is an exclusive member of Forbes Global Properties in Miami-Dade, Broward, Palm Beach, Martin, Lee, and Monroe counties, and membership is granted to only one firm per market, so it isn't something every agent can offer. I'll confirm whether a specific property qualifies when we set pricing.
What is Forbes Global Properties and why does it matter when selling a luxury home?
Forbes Global Properties is the exclusive real estate partner of Forbes Media — an invite-only network of luxury brokerages whose listings are marketed to a global, high-net-worth audience under the Forbes brand. For a seller the value is concentrated at launch: a listing's first two to three weeks generate the most attention it will ever get, and placing it in front of an international luxury audience during that window is very different from letting it sit on the general portals. It also carries the credibility of the Forbes name, which matters to buyers relocating or purchasing from abroad — a meaningful share of the South Florida luxury market.
How do you market a luxury listing when it first hits the market?
The opening weeks decide a lot, so the work happens before the sign goes up: correct pricing from a real comparative market analysis, professional photography and video, the property fully prepared to show, and syndication ready to go on day one. For qualifying homes around $1 million and above, that includes Forbes Global Properties placement through The Keyes Company alongside the standard MLS and portal exposure. A listing that launches well rarely needs a price reduction later — that's the whole point.
Can you recommend a property manager for my Florida rental or second home?
Yes. I work with property managers across South and Central Florida and can introduce you to ones I've seen perform, whether you need long-term residential management, seasonal or vacation-rental management, or someone simply keeping an eye on a second home while you're out of state. I'll usually give you more than one name so you can compare fee structures and approach — you contract with them directly.
Do you know reputable contractors and service providers in South Florida?
Yes, and it's one of the more useful things I bring to a transaction. Over the years I've built a list of people I trust — plumbers, electricians, HVAC, roofers, general contractors, handymen, pest and termite control, pool service, landscapers, cleaners, movers, inspectors, and stagers. Finding a reliable trade in Florida is genuinely hard, particularly if you're relocating and know nobody. I'll share names, usually a few per category so you can get competing quotes, and you hire them directly. It doesn't end at closing — clients call me for a plumber years later and that's fine.
What services does Keyes offer under one roof?
More than most brokerages: mortgage through Capital Partners loan officers; Keyes Insurance, which compares coverage and pricing across top carriers and keeps monitoring your policy afterward; title through HomePartners Title Services, backed by three of the nation's largest underwriters; Keyes Property Management for rentals and investment property; home warranty coverage for systems and appliances; cash offer and bridge loan programs; a full-service transaction team from contract to closing; and moving concierge services that handle utilities and movers. These are affiliated businesses of The Keyes Company. You are never required to use any of them as a condition of buying or selling — you are free to shop and compare providers, and should. See the Affiliated Business Arrangement Disclosure on the site. Jacob is not an insurance agent — confirm coverage, eligibility and pricing with a licensed Florida insurance agent for the specific property before you rely on any of this.

More questions

How do I search current listings or the MLS?
You can search live listings right on my website, and I can set up a custom search that emails you new homes the moment they hit the market — often before the big portals update. Just let me know your criteria.
Do I need a permit to renovate my Florida home?
Usually yes for structural, electrical, plumbing, mechanical, roofing, and window or door replacement, and requirements vary by city and county. Unpermitted work is one of the most common problems I see at resale — it can kill a deal or force retroactive permitting at the seller's expense. If you're buying a home with obvious past work, I check permit history.
Do you help with luxury and waterfront property?
Yes. I work oceanfront, intracoastal, canal-front, and Gulf-access property across South Florida, the Keys, and the west coast. Waterfront carries its own diligence — seawall condition and age, dock and lift permits, riparian rights, flood elevation, and insurance that can dwarf the numbers on an equivalent inland home. Those are the items I check first, not last.
